KILIMANI VILLAGE — PEMBA ISLAND
A proposed master-planned, off-grid eco-sanctuary on Pemba Island's untouched coastline — conceived for those who value privacy, enduring design, and a sense of belonging.
SCROLL ↓01 — THE SANCTUARY
Kilimani Village is a master-planned, sustainable destination proposed for Pemba Island in the Zanzibar Archipelago. Designed as an eco-conscious alternative to over-developed tourist coasts, the vision integrates low-density living with pristine marine biodiversity, tropical canopy forests, and deep ocean channels.
Multiple hotels and eco-lodges, luxury residential neighbourhoods, an international school, a world-class marina and an innovation hub — the vision for a complete town, designed for the long term.

02 — THE ENGINEERING
Green engineering lowers environmental impact while reducing operating cost — the two curves that decide whether a resort survives its second decade. Kilimani Village is planned with both in mind.

The proposed solar microgrid pairs photovoltaic generation with battery storage to support independent, site-wide power.

The water strategy includes a proposed seawater reverse-osmosis facility with energy recovery.

The proposed wastewater strategy includes treatment and reuse for landscape irrigation. Detailed engineering remains subject to design and approval.

Interlocking Stabilized Soil Blocks made from local subsoil are proposed to reduce imported materials and support passive cooling.
03 — THE INVESTOR'S LEDGER

Private terrace, direct beach access and uninterrupted channel views. Proposed with the Kilimani Village material palette.

A king-suite hideaway set into the tropical canopy. Envisaged with managed services and access to planned amenities.

Multiple bedrooms, a wide veranda and access to the proposed school and commons.

The apex of the ledger. A low-density legacy estate with deep-water frontage on the Pemba channel.
